What Is TPO?
TPO, short for thermoplastic polyolefin, is a flexible white single-ply sheet made by fusing rubber-like polymers around a reinforcing scrim. Rolls arrive up to 12 ft wide in 45, 60, or 80 mil thicknesses, and installers heat-weld the edges until the roof becomes one seamless skin.
Installed to spec, a 60 mil TPO roof averages 20 to 25 years of service; 80 mil sheets plus a mid-life acrylic refresh can stretch that toward 30. The plastic stays supple below −40°F and shrugs off Lake County’s freeze–thaw cycles, so welds move with the sheet instead of cracking.
Most buildings can recover an existing roof with TPO. We fasten a ½ in gypsum cover board through the old system, then weld the new membrane. This choice avoids tear-off mess and landfill fees. The finished assembly meets Class A fire ratings when that cover board (or another non-combustible deck) is in place.
The bright surface keeps AC loads low, yet it will collect dust and pollen. A gentle rinse every other spring, plus an optional acrylic top-coat at year 10, restores reflectivity. Standard TPO passes a 2 in hail-impact test; thicker, impact-resistant sheets are available in storm-prone zones. The cool white layer also keeps rooftop solar arrays a few degrees cooler, nudging panel efficiency upward.

- Mechanically Attached
Fasteners with barbed plates screw through the membrane laps and into the deck, then the next roll’s edge is heat-welded over the plates.

Best for: wide, open roofs where wind uplift is the main concern (distribution centers, big-box retail).

Strengths: quickest dry-in speed; lowest material cost; easy to inspect and re-tighten fasteners later.

Trade-offs: thousands of fastener penetrations can transmit outside noise and minor heat loss; lap rows remain slightly raised, so foot-traffic paths may need extra walk pads.

- Induction Welded
Crew drives coated fasteners through insulation plates, lays the membrane loose, then uses an induction tool that heats the plate through the sheet—fusing plate to membrane without a seam weld at that point.

Best for: sites that want the wind resistance of mechanical attachment but a cleaner look and fewer lap rows (schools, offices, data centers).

Strengths: 25 – 50% fewer fasteners than conventional attachment; no perimeter adhesives; membrane lies flatter with fewer weld lines.

Trade-offs: specialized tools add setup time; plates must hit a precise grid to match uplift calculations.

- Fully Adhered
Low-VOC bonding adhesive is rolled or sprayed onto the cover board; the membrane is broomed into the wet glue, then seams are heat-welded.

Best for: buildings where interior noise/vibration is a concern or where uplift loads are extreme (hospitals, mid-rise offices, hurricane zones).

Strengths: smooth aesthetic, zero flutter in high winds, no fastener “telegraphing” through the sheet, excellent edge pull-off ratings.

Trade-offs: adhesive adds cost and extends install time; requires dry, mild weather for full bond; substrate must be very smooth.

- Ballasted
Sheets are loose-laid, seams are spot-welded for continuity, and rounded river rock or concrete pavers (10-12 lb/ft²) hold everything down.

Best for: large roofs hidden from street view where speed and low labor trump weight (warehouse campuses, low-rise malls).

Strengths: fastest installation, fewest welds, ballast dampens rooftop noise and protects sheet from UV.

Trade-offs: adds significant dead-load weight; not suitable for lightweight metal decks or seismic zones; future HVAC work requires shoveling stone.

Is TPO the Right Choice?
Choose TPO When Your Roof is:
- Flat or low-slope – ¼ inch per foot or less.
- Standard occupancy – offices, stores, schools, distribution, or light manufacturing.
- Seeking lower cooling costs without full tear-off.
Consider Other Systems if:
- Kitchen or plant vents push heavy grease or strong acids. PVC handles chemicals better.
- Roof hosts steady foot traffic with carts or heavy tools. Modified bitumen or BUR handle point loads best.
- Local code limits reflectance due to nearby air traffic. Darker EPDM may meet that rule.
